Douglas Rutherford is a nationally recognized CPA
practicing in the real estate industry and creator of the Cash Flow Analyzer
software. He wanted to market brand new software for investors to track a
lucrative but little-known investment instrument called the Tax Lien
Certificate. He turned to PST to develop the tracking application itself,

In addition, PST provided several enhancements, requested by Mr. Rutherford,
for his flagship Landlord's Cash Flow Analyzer application, based on Microsoft
Excel. These enhancements include multiple mortgaging with ability to

Business Opportunity
Investors all over the U.S. & Canada have attended seminars on learning how
to invest in tax lien certificates. However, materials included with these
seminars did not include a practical application for investors to use to track
certificate and county information. The need was for a software that would not
only track the certificates information and performance, but also provide
reminders to the investor on upcoming key dates, based on purchased
certificates and certain due dates related to the tax authorities from which
the investors purchased them.
Also, users of Landlord Cash Flow Analyzer have requested enhanced capabilities
in the flagship application, such as including three mortgages (fixed and
variable, with different start/end dates), and improved goal-seek functions.
Solution
PST developed the software that became the Tax Lien Certificate Tracker, using
the latest Microsoft .NET technology, providing a solid application that does
not depend on other expensive programs such as proprietary databases or
spreadsheets. The program has its own built-in database, not requiring external
licenses. PST developed the application, and TaxlienSoftware.com has full
ownership of the software. It is now sold online, and it is packaged with
certain investment seminars held throughout the U.S.
In addition, using Visual Basic for Applications and
complex Excel formulas, PST provided the extended capabilities for Landlord's
Cash Flow Analyser, giving our client a distinct advantage over the competition
in this field.
